Guardian Storage - Parkway East Auction Terms
This Auction Public Sale is being conducted pursuant to Pennsylvania and Colorado Self Service Storage Facilities Act for tenants who are in default under their Self-Storage Rental Agreement. To the best of Owners belief, none of the property in the units is subject to a lien. The Auction Public Sale is final upon the close of the online auction The decision as to the winner of each Auction Public Sale is determined by the highest bidder All payments must be made in cash and made within 48 hrs from the end of the Auction Public Sale otherwise unit will be offered to the next highest bidder. There will be a minimum $100 deposit on each unit purchased (per unit). The deposit will be refunded when you leave the unit "broom clean," as determined by an inspection by the Property Manager. The unit must be paid for and fully and finally vacated 48 hrs after the auction ends or the goods will become the property of Guardian Storage. All items purchased today are purchased 'as is, where is. Guardian Storage does not warranty or guarantee any item purchased. ALL SALES ARE FINAL All purchased items should be inspected prior to leaving the premises, especially items of furniture. Tenants have been known to store illegal substances. So please check each item carefully. Guardian Storage is not liable for any illegal contents removed from the storage space by Buyer. Each of the units were opened before the Auction Public Sale and overlocked with a Company lock. The items in the units have not been touched and are still exactly as the tenant placed them in the unit. When the unit was inventoried, the inventory was taken by standing outside the unit and looking in. No goods were handled by Guardian Storage. If the purchased item is a vehicle, the sale is assumed to be for parts and parts only. We will be selling storage units in their entirety,no lots. No dumpster available, all items belong to Buyer Buyer acknowledges that in certain circumstances Guardian Storage may contact the Buyer and request that certain items be purchased back in order to prevent any court action with said tenant, the Buyer also agrees to sell to Guardian Storage such items for A. the cost at which Buyer purchased such items plus B. any reasonable actual costs incurred by Buyer in connection with such items. Guardian Storage reserves the right to cancel any sale if the bids are unreasonable Management reserves the right to refuse any unit from sale
Notice to Bidders
Lien laws must always be followed. The Storage Facility (Guardian Storage - Parkway East) reserves the right to cancel or postpone auction in its sole discretion, including for (but not limited to) compliance with applicable lien and other laws and regulations.
All bids on the site are in $10 increments.
There is a non-refundable auction fee for purposes of the staff, paperwork and other logistical expenses to undertake the auction equal to the greater of (i) $10 or (ii) 15% of the unit sale price at auction.
Upon winning an auction you will be automatically charged a down payment of 10% of the unit sales price as a deposit that will be applied toward payment of the unit sales price.
Once the initial payment is collected you will receive an invoice for the remaining balance to be paid directly to the facility. You must have an invoice in order to access the unit.
Buyers must follow the facility’s auction terms. Auction terms are not created by StorageAuctions.com.
StorageAuctions.com does not allow last second bids to win. Bidding in the last two minutes will reset the time clock to 2 minutes, then an additional bid(s) will reset the 2-minute timer.
All sales are final and considered “as is.” Bids are considered a contractual agreement that must be fulfilled.
Units must be completely cleaned out and all trash must be removed from premises. No dumpsters privileges unless location specified.
Failure to fully completely clean out the unit will result in penalties.
