Brookridge Self Storage Auction Terms
IMPORTANT: ALL ATTENDEES AND BIDDERS MUST READ: By participating in the auction, each bidder and attendee agrees to be bound by the following Rules and Regulations: (A $100 Cleaning Deposit is Required, CASH PAYMENTS ONLY) 1. The winning bidder (hereafter Buyer) buys the entire storage unit and all contents therein. Buyer is required to remove everything from the space, with no on-site dumpster privileges, and leave it in broom swept condition within 48 hours after the sale. Use of property dumpers is prohibited. Removal of goods is permitted only during posted office hours. 2. All goods are sold as is. There are no warranties or guarantees of any kind. Brookridge Self Storage makes no warranty of title. Brookridge Self Storage does not accept any liability on the goods purchased at the time of the sale. 3. Brookridge Self Storage reserves the right to cancel the sale for any reason. Sales are not concluded until all paperwork is completed and tenant accounts are verified for any payments received prior to the transaction with the winning bidder at the property. 4. Brookridge Self Storage is not responsible for any damage or injury to persons or property that occurs during, after, or as a result of, participating in this sale. 5. The Buyer may not resale goods on Brookridge Self Storage property. 6. Brookridge Self Storage reserves the right to cancel any sale if the bids are, in the discretion of Brookridge Self Storage, unreasonable. 7. When the Buyer has been awarded the unit he/she must pay cash upon conclusion of the auction for the unit in the amount of the bid and unless a valid reseller certificate is provided tax must also be paid on the amount of the bid. The surcharge percentage will be announced prior to the start of any auction. 8. The Buyer must provide a $100 security deposit. Buyer must remove all goods within a forty-eight (48) hour period or the goods will become the property of Brookridge Self Storage, unless, the Buyer signs a lease agreement for said unit, and pays the current month(s) rent in full. Failure to remove all goods and to leave the unit clean and broom swept will result in Buyer forfeiting the security deposit. Buyer is responsible for securing the unit holding such property until the items are removed from the facility. This facility will not refund money for goods paid for and not removed in accordance with the deadline. Buyer forfeits all rights to all goods not removed within 48 hours. 9. It is the responsibility of the Buyer to immediately return all personal property, papers, photos, legal documents, tax returns, bank statements, yearbooks, etc. to Brookridge Self Storage for return to tenant in the future. 10. The Buyer acknowledges that in certain circumstances Brookridge Self Storage may contact the Buyer and request that certain items be purchased back in order to prevent any court action with said tenant, the Buyer also agrees to sell to Brookridge Self Storage such items for (a) the cost at which Buyer purchased such items plus (b) any reasonable actual costs incurred by Buyer in connection with such items. 11. This agreement pertains to this and all future sales this Buyer attends at any Brookridge Self Storage facility. 12. Brookridge Self Storage reserves the right to refuse entrance to any Buyer at future auctions due to failure to follow these rules or any other unacceptable behavior at the auction. 13. Bidders acknowledge that bid rigging and or collusion is a felony and a violation of the Sherman Antitrust Act. All suspected instances will be reported to the U.S. Justice Department. 14. All bidders agree to hold harmless and indemnify Brookridge Self Storage, auctioneer, and Auction Company from any and all claims. 15. All auctions are WITH RESERVE and therefore all units may be withdrawn from sale at any time by Brookridge Self Storage. 16. A bidder(s) remedy for a cancelled sale is limited to the return of the money paid for the unit at auction. 17. Any motorcycle, watercraft, or vehicle contained inside a sale unit is excluded from the sale and is not the property of the Buyer.
Notice to Bidders
Lien laws must always be followed. The Storage Facility (Brookridge Self Storage) reserves the right to cancel or postpone auction in its sole discretion, including for (but not limited to) compliance with applicable lien and other laws and regulations.
All bids on the site are in $10 increments.
There is a non-refundable auction fee for purposes of the staff, paperwork and other logistical expenses to undertake the auction equal to the greater of (i) $10 or (ii) 15% of the unit sale price at auction.
Upon winning an auction you will be automatically charged a down payment of 10% of the unit sales price as a deposit that will be applied toward payment of the unit sales price.
Once the initial payment is collected you will receive an invoice for the remaining balance to be paid directly to the facility. You must have an invoice in order to access the unit.
Buyers must follow the facility’s auction terms. Auction terms are not created by StorageAuctions.com.
StorageAuctions.com does not allow last second bids to win. Bidding in the last two minutes will reset the time clock to 2 minutes, then an additional bid(s) will reset the 2-minute timer.
All sales are final and considered “as is.” Bids are considered a contractual agreement that must be fulfilled.
Units must be completely cleaned out and all trash must be removed from premises. No dumpsters privileges unless location specified.
Failure to fully completely clean out the unit will result in penalties.
